Momentum in 2021: Beauxwright development updates

We’ve all heard the term “summer slowdown,” but that wasn’t the case for the Beauxwright team this year. As we move into fall and the year’s final quarter, we wanted to share a snapshot of the status and activity of projects in various stages of development across Charlotte and downtown Asheville.


Charlotte: Cotswold Area


Buildout continues at Wendover Green, a 159-unit for-sale residential community located three miles from Uptown Charlotte, near the intersection of Randolph Road and Wendover Road.

This 10-acre subdivision is bordered by some of Charlotte’s most popular residential neighborhoods, including Cotswold, Eastover and Wendover-Sedgewood. The community features both 16’ wide and 20’ wide townhomes with two-car garages. All 16’ homes include large outdoor terraces, some of which feature skyline views.  

This summer brought an influx of home sales, and currently 50% of the community is sold out. Construction is in its final phases with builder Ryan Homes. Among the latest enhancements, Wendover Green now has a developed park area for green space and community gatherings.

Charlotte: LoSo Area


Located in the heart of Lower South End (LoSo) in Charlotte, LoSo Walk is a 4.66-acre development project. Beauxwright has developed 87 lots, with Dan Ryan Builders as the homebuilder.

The LoSo area is seeing a development renaissance largely focused around the Scaleybark Lynx Blue Line Light Rail Station (19K+ total light rail riders/day). A mixed-use development totaling 1MM+ square feet of office space, 50K SF of restaurant and retail, and 340 apartment units anchors the surrounding light rail station redevelopment and is just a five-minute walk from Beauxwright’s LoSo Walk. The station and the adjacent rail trail provide easy access to Uptown Charlotte and South End, making LoSo Walk an integral part of the city’s most walkable and livable urban neighborhood.

As the summer came to an end, Beauxwright also came to the end of the sales process, with the purchase of the final home in LoSo Walk. It is exciting to be part of a new community giving residents the opportunity to live close to all the action in South End, with amenities that include rooftop views of Uptown and ample outdoor space.

Charlotte: NoDa Area


NoDa Junction meets the need for well-located, urban and attainable housing with close proximity to public transportation. This new townhome community is currently under development on the next frontier in Charlotte. NoDa Junction’s location on Raleigh Street is not only adjacent to the city’s desirable NoDa Arts District, it is just a quarter-mile from the Sugar Creek Light Rail Station, providing easy access to Uptown Charlotte, UNC-Charlotte and South End. Future homeowners in NoDa Junction will benefit from nearly $1 billion in nearby planned development.

Beauxwright was attracted to the area and the opportunity because of our proven success in developing unique for-sale residential properties in emerging urban, walkable locations, with homes at relatively affordable price points. In partnership with home builder Pulte Group, the 4.29-acre community will offer 68 three-story, 16’ wide single family attached townhomes. Development activity has begun, with vertical construction coming in late 2022. First homes are expected to be available in mid-to-early 2023.


Charlotte: Historic West End  


It has been an exciting move into Charlotte’s Historic West End, as Beauxwright launched two for sale-residential developments over the past year: Five Points Townhomes, a 5.57-acre project next to Five Points Park near Johnson C. Smith University (1,253 undergraduate students), and Greenway Townhomes, located on 11.4 acres along Rozzelles Ferry Road.

Dan Ryan Builders began home construction on Greenway Townhomes in July. Building in two phases, the community will feature 133 three-bedroom townhomes with easy access to Uptown Charlotte, and nearby outdoor amenities and restaurants. The financing for Phase 1 was finalized in January, and we closed on Phase 2 in early October, in partnership with Land Advisors. 49 lots are included in Phase 2, and 84 were in Phase 1. With 14 lots already sold in Phase 1, and the model home coming soon, Greenway Townhomes will be move-in ready by the end of 2021.

Beauxwright has partnered with Dan Ryan Builders on Five Points Townhomes as well. Once  complete in 2022, the community will offer 76 townhomes within walking distance of the French Street trolley station, convenient for those seeking a short commute to Center City Charlotte. Each home will feature three bedrooms (some four-bedroom options available), with a garage and study or bonus room on the first level, and main living on the second floor, with expansive kitchen and dining space.

For the Beauxwright team, it is meaningful to be on the leading edge of the renaissance of the Historic West End. Forde Britt, advisor and designated broker with Land Advisors Organization, summed it up well: "As a resident of the area myself, I can attest to the attraction of the Historic West End," he said. "Beauxwright accomplishes the seller's goal of adding to the vibrancy of the neighborhood, while preserving its unique character."


Charlotte: West Morehead

For creative office alternatives within one mile of Uptown Charlotte, very few options exist in this fast-growing city. 1900 W Morehead is uniquely positioned to satisfy the practical demand drivers influencing the built environment today.

With expected completion in January 2022, the project is an adaptive-reuse of a 21,000-SF, 1950s-era office building. The current renovation is transforming an underutilized single-story structure into a modern creative office building featuring two stories and a total of 35,900 SF.

The location in the vibrant FreeMoreWest area gives tenants unparalleled access to Charlotte’s largest job center, key commuter routes, a full menu of professional and amateur sports, high-end shopping, dining and breweries, and a network of parks and trails.  

1900 W Morehead will feature an upgraded facade with new architectural design elements, expansive modern canopies, large sections of glass bringing in light and air, a 1,000-SF rooftop terrace with unmatched views of Charlotte’s skyline, and nearly 120 surface parking spaces — a feature that is difficult to find in an urban location. The first tenant, BB+M Architecture, will be opening offices in Q1 2022.

Asheville: South Slope


Beauxwright was pleased to reach a significant milestone in Asheville this summer: Bauhaus South Slope is now sold out! Located in the fast-growing South Slope brewery and entertainment district, Bauhaus is a 17-unit luxury townhome development literally a baseball’s throw from McCormick Field.

The success of Bauhaus is especially gratifying because the team started with a vision for a property unlike any other in Asheville. The modern architecture pays homage to the Bauhaus School from the early 20th century, and the features and details give today’s homeowners what they want most in a luxury residence: open floor plans, high windows, ground floor garages and rooftop patios.
