About the Property
Wendover Green is a 159-unit for-sale residential community located three miles from Uptown Charlotte, near the intersection of Randolph Road and Wendover Road. This 10-acre subdivision is bordered by some of Charlotte’s most popular residential neighborhoods, including Cotswold, Eastover and Wendover-Sedgewood. The community features both 16’ wide and 20’ wide townhomes with two-car garages. All 16’ homes include large outdoor terraces, some of which feature skyline views.
Beauxwright was approached by the builder, NVR, to develop Wendover Green in mid-2018. After studying the site, we identified an opportunity to place stormwater detention underground, unlocking an additional 15 lots and taking the project yield from 144 to 159 homes. This created significant value for NVR and was accomplished within the existing entitlements.
Given its complexity and size, the Wendover Green site development work has been deliberately bifurcated into two phases. The development scope includes the abandonment of a former cul-de-sac, the addition of a new public roadway, new public water and sewer infrastructure, the widening of a state road, four large retaining walls, and the use of a crane to set large precast underground detention systems.
The Beauxwright team worked diligently to deliver Wendover Green’s first lots ahead of schedule. This accelerated timing allowed us to sell our model building pad four months ahead of expectations. The final lot sale was completed in November 2022.
