About the Property
Within the MSA of Charlotte, the City of Kannapolis in Cabarrus County is emerging as one of North Carolina’s fastest-growing cities. The economic boom has been driven by the public and private sectors that have joined forces for a pro-growth and pro-business investment strategy. This has led to 20% job growth over the past decade, and a downtown area that has been successfully reimagined and revitalized.
In 2025, the Beauxwright team saw the perfect opportunity to meet Kannapolis’ growing residential demand. Research Walk is a neighborhood of 90 townhomes currently under construction with our trusted builder partner NVR/Ryan Homes, one of the nation’s leading homebuilders.

The prime location, at Vance Street and Dale Earnhardt Boulevard, is the major gateway into downtown Kannapolis. Research Walk is aptly named, as the community is walkable to a variety of nearby attractions: the Cannon Ballers baseball stadium (home of an MLB Minor League baseball team), activated streetscapes, thriving retail centers, the West Avenue Social District (where restaurant and brewery patrons can gather and enjoy beverages on sidewalks and public areas), and the numerous public amenities of the North Carolina Research Campus (the inspiration for the name Research Walk).
As is the case in any of the North and South Carolina communities where we develop and build, Beauxwright strives to be a strong community partner. For Research Walk, our public-private partnership with the City of Kannapolis includes delivery of an adjacent public dog park, for the enjoyment of our residents as well as the broader community.
The construction aspect of Research Walk tapped into the creativity and resourcefulness of our team. The site has about 34 feet of steep grade change from the highest to the lowest point. We saw this not as a challenge, but an opportunity. Together with Ryan Homes, we identified four different floorplans that provide residents with a wide variety of product options designs to meet their wants and needs. The three-story, two-level townhomes feature sleek contemporary details and private parking.

After developing several successful communities in Charlotte, it’s meaningful that we’re now continuing our work with Ryan Homes in Kannapolis -- voted “Best City to Move in NC” by USA Today, and a “Top 15 City for Corporate Headquarters” by The Boyd. Co.
Research Walk is expected to complete construction in 2026, with first homes being delivered in Q1 of 2027.
